The Land of Ponticello was “rescued” from a developer who was set to build over four hundred homes on this pristine land.  The land, as you can see in the photos on this web site, deserved better.  Well over a decade in planning, the exclusive community of Ponticello has turned from dreams and discussions into reality.

Estate Lots, Phase One Sales

Phase One of the Estate Lots include the roadways of Della Cresta and Del Sole.  Twenty-nine (29) Estate lots numbered 1, 13 thru 20, and 62 thru 81 are initially available.  An additional four estate lots are available on their own private drive off of Ponticello Boulevard.  At end of this private drive is a one and only private hill boasting 360 degree views and 150 foot rise.  If privacy and views in a unique setting is what you are looking for, then this “hill lot” is for you.

Pricing for lots range from $250K for one-third acre lots to $2 million for the “hill lot” described above.  Please call Sue at 520.906.4463 for a current price list and availability of lots.

A massive boulder found during road construction led to the namesake Della Roccia (of the rock) for one of the communities in Ponticello.  Instead of moving this boulder, the roadway was redirected, widened and the boulder became the center of a roundabout connecting the roads of Della Cresta and Della Roccia just off the main Ponticello Boulevard.

Della Cresta leads to many of the most premiere lots in the Ponticello community.  Some of these special lots look into the back canyon and up into the foothills and US National Forest land that is forever preserved.

Ponticello sets on a private mesa at an average of 3000 feet above sea level.  This altitude provides Ponticello residents a much cooler climate than the valley in the summer and a warmer winter with cooler air sinking into the canyons.  Gentle breezes are common when the desert below is still.

Without its massive three hundred foot long bridge to access the land, it would be a desert island truly onto itself.   This mesa allows for the creation of unique view spaces from every lot.  The nature of the land, with its five “fingers” and palm, made for interesting planning.  Five unique streets lead down the ridges

Della Roccia, of the rock; Del Sole’, of the sun; Della Luna, of the moon; Della Terra, of the earth; and Ponticello Boulevard winding through the end of the community.

These ridges allow for a home on either side of the ridge crest, dissected by the unique, private “finger” roads.  Incredible city light views beckon from the spectacular homesites sitting at the end of the five ridges.  Each backyard view from the side ridge lots becomes a scenic wonder into one of seven canyons at the bottom of each of the ridges.  Every lot has a unique perspective on the much photographed Catalina and Pusch Ridge mountains that rise to over 6000 feet.

The palm area, with the roadways of Della Cresta and Ponticello Court, were purposefully not connected, and left as two separate roads for the privacy of the most premiere properties.
