Ponticello sits on a mesa that was formed when pieces of
the nearby mountains slid into a canyon millions of years ago. This mesa
provides Ponticello with a unique high vantage point surrounded by
canyons. Without Ponticello’s namesake bridge, it would be a difficult
climb to get to the land. Ponticello is a wonderful mix of boulders and
natural lush desert landscaping perfect for an open air lifestyle incorporated
into the design of your home.
Ponticello is bordered by the Catalina State Park to
the North, United States National Forest to the East, The Town of Oro Valley to
the West and the master planned gated community of La Reserve and further to
Tucson to the South. So not only a unique mesa, but Ponticello is uniquely
positioned aside its neighbors.
Almost 50% of the land of Ponticello has been dedicated
to natural common areas and open space. This preserves the unique high
desert atmosphere and feel of the land.
Ponticello has different community areas within the
development. The developer Benchmark/ECI has chosen to make three main
areas. One is a small canyon side enclave of eight homes called Della
Vita. Another is Della Roccia which is 20 homes near the community
center.
A major facet of of Ponticello is to have an community
where people do not just have a home but they truly have a community. To that
end Ponticello has a planned “town center” named Centrale’ within walking
distance of most of the homes. Centrale’ is a place where everyone
can gather. Planned amenities include a work out center for swimming,
relaxing in the spa or sauna, bocce, tennis, hiking, biking. When working
out is not on the schedule you can relax by strolling through the lush gardens
to the roman style mini amphitheater to read a book or around to the private
intimate restaurant named Giardini.
The main land of Ponticello is its eighty-five estate
lots. These lots all enjoy incredible 360 degree views. Each lot is
so unique they defy description. Some on the east side with incredible
views over a canyon and into the National Forest. Others face south with
Tucson city lights that go on seemingly forever. Some face north into the
Catalina State park with views of the ski area and observatory thousands of feet
above. Every lot has its unique mixture of weathered granite, rose and
white quartz, beautiful mica laden rocks and diverse animal and cactus
life.
Ponticello is a gated community within the master
planned 1100+ acre community of La Reserve.
